If you own rental property, you have insurance on it, and you probably assume your insurance has you covered. I want to ask a harder question: is your landlord insurance actually protecting you? An estimated two-thirds of residential properties in the US are underinsured right now, and most landlords don’t find out until they file a claim.
I’m not an insurance agent. I have a brother, Dave, who is one, and he’s taught me a lot, so I’m not here to sell you a policy. But I’ve managed hundreds of properties, and I’ve seen what happens when landlords file a claim and find out too late that their coverage has a giant hole in it. A pipe bursts, a tenant destroys something, a storm hits, and suddenly the owner is writing a check they thought the insurance company would handle.
Honestly, my basic assumption is that they’re going to deny your claim, and you should feel that way too. Assume it’s denied and act proactively from there. The problem is almost never that a landlord has no insurance. It’s that the policy was never properly read or understood, and the owner assumed it covered more than it did. So let me give you three gaps that can cost you money.
1. Your policy probably won’t cover intentional tenant damage. This is the one that catches most owners off guard. Standard landlord insurance typically doesn’t cover intentional damage caused by tenants. Think about it. If it did, insurance companies would be paying out costs everywhere, every day, all over Northwest Ohio. If a tenant punches a hole in a wall during an argument, that’s probably covered because it’s sudden and accidental, but you’re never going to file a claim for something that small.
If a tenant trashes a unit on the way out, rips out fixtures, damages appliances, and destroys flooring, your standard policy is generally going to exclude that. You’d need a specific vandalism or malicious mischief endorsement to cover it, and that isn’t cheap. On top of that, your policy doesn’t cover your tenant’s belongings.
That’s what renters insurance is for. If your tenant doesn’t have it and something happens, they’re going to come to you looking for answers about their lost possessions, and you won’t be able to help. Requiring renters insurance in your lease is one of the simplest ways to protect both your policy and your wallet.
2. Floods, earthquakes, and sewer backups are rarely included. Standard landlord insurance typically excludes flood damage, earthquake damage, sewer and drain backups, and most mold situations by default. Water damage is one of the most common landlord claims filed every year, and a simple sewer backup can run anywhere from $1,000 to $10,000 just in cleanup, and much more if the line itself collapses.
You’re not going to get a standard policy to cover that. If you own property in a flood zone or an area prone to storms, and yes, that includes Northwest Ohio, you might need a separate flood policy. If your property has older plumbing, a sewer backup rider could save you from a catastrophic bill, because a lot of carriers don’t cover it. Mold, which often develops after water damage, is only covered under very specific circumstances. The point isn’t that you need every endorsement available. It’s that you need to know what is and isn’t included so you can decide which gaps are worth filling based on your property and your risk, and I can help you sort through that.
3. Your replacement cost is probably outdated. Insurance premiums have been climbing every year, and this is especially true here in Toledo, so a lot of landlords keep their coverage the same or even reduce it to save money. Meanwhile, construction costs and material prices have gone through the roof since your policy was likely written 5, 10, or 20 years ago.
If your dwelling coverage is based on a replacement cost from years back, you might not have enough to actually rebuild or repair after a major loss. You can never insure the lot, but you can insure the building, and those rebuild costs have skyrocketed. The gap between what you’re insured for and what it actually costs to rebuild is money that comes straight out of your pocket. So review your replacement cost estimate at every renewal, and make sure it reflects current construction costs in your area.
Again, I’m not an insurance agent, but I’ve seen enough claims go sideways and get that big red denial stamp, and it’s the landlords who get hurt the most.
