If you own a rental property, at some point, you’re going to make a mistake that costs you money. Every landlord does. The difference is that some mistakes cost a few hundred dollars, and some cost thousands. After managing hundreds of properties here in Northwest Ohio over the years, I’ve watched the same handful come up again and again, and the frustrating part is how preventable they all are.

Most landlords just don’t realize they’re making them until the bill shows up. Whether you’ve been doing this for years or you’re getting started with your first rental, these are the three easiest but most costly mistakes to make.

Rushing to fill a vacancy with the wrong tenant. This is the most expensive mistake a landlord can make, and it usually starts with good intentions. Your unit is sitting empty, you’re losing money every day, and the pressure to get someone in fast takes over. So you cut a corner on screening, skip the background check, skip a verification call, or talk yourself past a red flag because the applicant seemed nice.

Three months later, you’re dealing with late payments, property damage, or a full eviction that costs thousands in legal expenses alone, before you even count turnover, lost rent, and repairs. It’s worth remembering that an extra week of vacancy to land the right tenant is always cheaper than a year of paying for the wrong one, and tenant turnover is the single biggest challenge landlords name right now, with around 42% citing it ahead of everything else.

Letting small maintenance issues grow into big ones. The slow drip under the kitchen sink isn’t necessarily a $150 plumber call. Let it go for six months, and it becomes a $5,000 mold remediation job, maybe with hotel bills on top. The HVAC unit making a strange noise isn’t something to check on next quarter; ignore it, and a burned-out compressor turns into a full system replacement.

As a rule of thumb, preventative maintenance runs about 1% of a property’s value per year, and that small, steady spending heads off emergency repairs that cost 10 to 100 times as much. Landlords who invest a little consistently almost always spend less overall than those who wait for something major to break. There’s a legal angle here, too, because Northwest Ohio landlords are required to maintain habitable conditions, and failing to address known issues can expose you to liability and tenant lawsuits.

Not knowing your state’s landlord-tenant laws. This one doesn’t feel like a money problem until it suddenly is. Ohio has specific rules around security deposits, notice periods, eviction procedures, lease requirements, and tenant rights, and the cost of getting them wrong is steep. Handle a security deposit improperly, and you could owe the tenant double the amount wrongfully withheld, plus their attorney’s fees.

Serve the wrong eviction notice, or deliver it the wrong way, and your case gets thrown out while you start over from scratch, collecting no rent in the meantime. Staying compliant with tenant-protection laws is one of the fastest-growing challenges landlords face, and the rules keep changing. The law doesn’t care that you didn’t know; it cares whether you complied.
